Purchased a vacant former Wal-Mart building and re-tenanted it with a new Cardenas Market, a Hispanic grocery store chain of 64 stores owned by KKR. Cardenas improved the building with about $4M of tenant improvements and signed a new 20-year lease with six options to extend of 5-years each.
Purchased a vacant 27,300 SF building, divided, and re-tenanted to a new Harbor Freight Tools, leased the adjacent 12,500 SF to a beauty supply, created a new freestanding pad from excess parking, and sold the pad to a dental user.
Purchased, rehabbed, expanded, re-leased and sold existing Vons/Sav-On anchored center, increasing value by nearly 50%. Major tenant rents were increased 4x and shop rents increased 30%. Constructed and leased new pad building and in-line space in former bank drive-thru. Installed new fascia, parking lot, lighting and signage under budget and on time.
Purchased old and underutilized shoe store on the main street in front of the new Cardenas Market, demolished and replaced with a new Wendy’s drive-thru and Starbucks drive-thru and 3K SF shops.
